How Often Should Vancouver Homeowners Clean Their Gutters?

Vancouver gets over 1,150mm of rainfall per year — one of the highest annual totals in Canada. Add in the dense maple, fir, and cedar canopy that covers most neighbourhoods, and you have conditions that make clogged gutters almost inevitable. But how often is often enough? Here's what 65 years of experience in this region has taught us.

The short answer: twice a year for most homes

For the typical Vancouver home with moderate tree cover, we recommend cleaning your gutters twice annually: once in late fall (November or early December, after the leaves have dropped) and once in early spring (March or April, after winter debris has settled). This keeps your system clear through Vancouver's two peak rainfall seasons and prevents the organic buildup that leads to bigger problems.

But your home might need more

If you have heavy tree coverage — big-leaf maples, Douglas firs, or cedars directly overhead — you may need cleaning three or even four times a year. Maple keys and needles are particularly aggressive at blocking downspouts. A good rule of thumb: if you can see plants starting to grow in your gutters, you've waited too long. If water is spilling over the sides during a rainstorm instead of flowing through the downspout, your gutters are already blocked.

What happens when gutters are left too long

Blocked gutters don't just overflow — they cause damage in ways you won't notice until it's expensive. Water backing up under the fascia rots the wood behind it. Overflow that runs down your siding leads to moisture intrusion, paint failure, and eventually mold. Water pooling at the foundation is one of the leading causes of basement seepage in Vancouver homes. Sagging gutters — caused by the weight of wet debris — eventually pull away from the fascia entirely, requiring costly repairs or full replacement.

Gutter guards: do they help?

Gutter guards reduce how often you need cleaning, but they don't eliminate the need entirely. In Vancouver's climate, small debris, seeds, and organic matter still find their way in — and the guards themselves can become clogged with moss and algae over time. We install aluminum gutter capping that significantly reduces maintenance frequency, but we still recommend an annual inspection even with guards in place.

Signs you need cleaning right now

You don't need to wait for your scheduled cleaning if you notice: water overflowing from gutters during rain, visible plants, moss, or soil in the gutter channel, sagging sections or gutters pulling away from the fascia, or staining on your siding below the gutter line. Any of these is a signal to book a cleaning sooner rather than later.

The bottom line

For most Vancouver homes: twice a year, minimum. For homes with heavy canopy: three times. For homes with aluminum capping installed: once a year, plus a spring inspection. It's one of the least expensive forms of home maintenance you can do — and one of the most consequential to skip.
